Scope: Roof Restoration & Overcladding – Approx. 1340m²
Background
In November 2024, a significant fire broke out on one of the client’s Komori System 38 web presses, resulting in the destruction or damage of approximately 380m² of roof. The damage significantly impacted operations and required an urgent response to ensure new machinery could be installed and operational by mid-August 2025.
Our Approach
AMS were brought in to assess the damage and develop a range of solutions — from best practice replacements to cost-effective alternatives. The client required not only technical capability but the ability to meet an exceptionally tight timeline while operations continued in the unaffected part of the facility.
Solution Implemented
Fire-Damaged Roof Section – approximately 380m2 – but affected 670m2
- Removal: Complete strip-back of existing asbestos roof sheets.
- Structural Repair: Replacement of fire-damaged steel purlins.
- New Roof Installation: Installed a high-performance composite roofing system using Kingspan RW panels.
- Rooflights: Integrated Brett Martin Triple Skin GRP rooflights to allow natural daylight.
Undamaged Roof Section – approximately 670m2
- Preservation: Retained existing asbestos sheets (undamaged).
- Overcladding System: Installed using the Fixing Point Gridtite Bar and Bracket system.
- Insulation: Added 240mm quilt insulation to significantly improve the building’s U-Value.
- External Cladding: Finished with Tata 32/1000 single sheet cladding.
Uniform Roofline
- To maintain visual and structural continuity, the cladding from the overclad side was replicated over the new Kingspan system (minus insulation, as it met U-Value requirements).
Guttering
- Installed a new Central Fabs Trimline gutter to the right-hand roof slope.
Project Challenges & Successes
- Tight Deadline: The client required the roof completed by 18th August to facilitate the delivery and installation of new machinery.
- Live Environment: All work was completed while the factory continued operations on the unaffected side.
- Timeline Commitment: AMS committed to – and delivered – full design, procurement, and installation within 7 weeks, a commitment that differentiated us from other contractors.
